Your guests will enjoy the charm and ambience of this heritage bed and breakfast accommodation in this beautifully and sympathetically restored coaching inn.

Just 10 minutes from the Launceston airport and 20 minutes from the centre of Launceston, this 4 star stylish bed and breakfast is superbly located to enjoy a lifestyle with easy access to major business centre with great schools and facilities.

This circa 1838 lifestyle bed and breakfast has been beautifully resorted, has National Trust classification and is on the register of the National Estate. The early convict building contains some rare and unusual architectural features. The dcor is restful with antique furnishings.

This beautiful Georgian B&B oozes charm and elegance, featuring 6 en-suited bedrooms (including one with a spa bath), and several living areas, one of which is the original and unique tunnel-vaulted dining room, currently utilised as the Guest Lounge/Dining Room. A light-filled summer breezeway ensures a welcoming ambience to the house. Large sash windows provide plenty of natural sunlight throughout, and the building also has other interesting architectural features such as convict brickwork, exposed timber on floors, doors, architraves and skirting boards, magnificent antique light fittings, and several open fireplaces with timber surrounds. More modern touches include the installation of double glazed windows, and reverse-cycle heat pumps.

The guesthouse has a beautiful landscaped English garden, on approximately 1 acre of land including a variety of mature and established deciduous trees and shrubs, and an extensive orchard and vegetable garden, as well as several outbuildings presently used as storage and workshop.

This bed and breakfast guesthouse is a short drive from the Northern Tasmanian wine route and some of the best trout fishing streams and lakes in Australia. The property is situated in the village of Longford, which has recently received international attention as the home of two newly elevated World Heritage historical sites, Woolmers and Brickendon. This achievement, together with the already established tourism attractions such as the National Rose Garden of Australia, and the forthcoming "Longford Revival" motor racing festival, means that the district is poised to enjoy a substantial increase in visitor numbers. The village is nestled in the area known as the Norfolk Plains and is a rich agricultural valley, with sweeping views of the Great Western Tiers and the Ben Lomond Mountain range. Longford is only 20 minutes from Launceston, 10 minutes from the Airport, and Devonport and the Sprit of Tasmania are only 1 hour away, making it is a very central location in Northern Tasmania.

The Racecourse Inn enjoys an excellent reputation within the accommodation industry and has an extensive list of regular clientele. However, after 15 years and some health issues imposing themselves, the owners are ready for retirement.

The sale price includes a large chattels list so that the business can be continued as a B&B. The owners are prepared to negotiate, if the property is purchased as a private residence. Amongst the chattels are many impressive pieces of antique furniture and memorabilia, including an extremely valuable Colonial cedar dresser that towers 3.5 meters over the 11m x 5.4m Guest Lounge. Substantial bathroom renovations have only just been completed in all upstairs bedrooms, and the entire house is in excellent condition.

Your guests will enjoy the charm and ambience of this heritage bed and breakfast accommodation in this beautifully and sympathetically restored coaching inn.
